This basement has a dry core sub floor laid down on top of concrete that gives the floor an R2 insulation value to give it a main floor feel. The foundation walls have tar paper installed on top to help with the moisture, then were framed with 2x4 but pulled away from the wall 2 inches so that R20 insulation was able to be installed. The outside walls then got wrapped with a 6 mill vapor barrier. The basement has 2 bedrooms, washroom, laundry room, and an entertainment area. The entertainment area has safe and sound insulation in the ceiling to help keep the sound downstairs. It also has 36 pot lights throughout the basement which are all controlled on dimmers. The washroom has a 3 foot by 6 foot stand up shower with a rain head fixture, a hand held fixture, and four body sprays. The shower walls and ceiling have 18x18 travertine tiles and a custom soap box recessed in the wall, with 4 marble jams on the outside surround. The tiles on the floor are also 18x18 travertine tiles but were cut down to 3x18 to give the floor a different look as well as being heated. The mirror and linen cabinets where also recessed in the wall to save space. To finish the floor a 3 ¼ bamboo hardwood was used. Custom shaker style columns were made to wrap the steel post that are supporting the steel beam and added a crown molding around the columns. The trim was a simple 3 ½ inch casing and a 4 ½ inch baseboard.

This washroom was completely redone by removing the old plastic stand up shower, toilet, sink, floors and walls. Replaced the sub floor, all drywall and cement board, built a solid base for the shower as well as installed marble on the curb. The shower has a rain head and a hand held fixture with a recessed soap box. The shower floor has a natural stone tile which complements the colour in the remainder of the shower. The bathroom floor has a heating system on a digital control. All the tiles installed are a 13x13 porcelain, with a customized floor register made from the same tile and blends in with the floor tiles. To save space in this washroom, the medicine cabinet was built into the wall and the mirror was made to fit the space above the sink. The shower enclosure has 2 sliding doors that when opened gives a 26 inch opening, when closed gives a nice water proof seal. There are 3 pot lights on a dimmer and a fan on a timer. The toilet is a Kohler two-piece with dual flush technology and elongated bowl. The bathroom also has an Adelaide wall mount sink which gives the sink a floating look.

This washroom was completely redone with a heated floor system powered by a digital control. The floor tiles are a 12x12 travertine tile with a 1x1 travertine mosaic mat. The shower tiles are 12x24 travertine with a 1x1 travertine boarder as well as a custom soap box made with a travertine jam surround and a 1x1 travertine mosaic on the back. All tiles have a sealer applied for protection. ¬

This living room was redone by removing the entire ceiling and reframing to create a 12x10 opening in the middle that was raised from 8 feet to 9foot 5 inches which has a 17 inch plaster crown molding that also wraps the bottom of the lower ceiling. The lower area stayed at 8 feet and has a 5½ inch plaster crown molding that continues into the dining room, foyer, hallway and into the bedrooms. The room was completely rewired for pot lights and new plugs. The speakers for the audio equipment are located in the ceiling and there is also an ipod docking station. There was a gas fireplace installed with a plaster mantel and hearth. There is a custom built unit to hold the audio equipment that has shutter style doors to allow the equipment to stay cool. There are also custom build columns around the archway to give it a contemporary look. There is a 7 ¼ inch baseboard that was installed throughout the phases in this house.

It also has a custom built wall unit for the audio equipment and decorative pieces. There are pot lights throughout the basement which are controlled by dimmers as well as speakers built into the ceiling. The arts and crafts room has beautiful custom built units to suit the owner’s needs. The bathroom has a full stand up shower that has 12x12 travertine tile on the walls, travertine jams, a really deep soap box, and a marble mosaic floor. It also has a five foot whirlpool bathtub surrounded by a 12x12 travertine tile. The vanity was also custom built to deal with the angle of the wall, and has a granite counter top. The floor is also a 12x12 travertine tile with a herring bone pattern mat that flows with the herring pattern hardwood floor throughout the basement. The bathroom floor is also heated with a digital control.
